What is Maintenance Request Management?
Maintenance request management is the process of receiving, logging, prioritising and converting maintenance requests into work orders. It ensures that requested work is captured, triaged and not lost. CMMS and portals support request management.
What it means
Request management connects the people who need work (tenants, operators, occupants) with the maintenance team. Requests become work orders that are assigned and tracked.
Why it matters
- Requests are logged (portal, email, phone) and triaged.
- Approved or prioritised requests become work orders.
- Status and response time can be tracked.
- CMMS can provide a request portal and workflow.
Example in maintenance operations
Tenant submits 'Leaking tap in Unit 4' via portal. Planner converts to work order, assigns to plumber. Tenant can see status. Work is completed and closed.
