What is a Maintenance Request?
A maintenance request is a call or submission for maintenance work—e.g. from an occupant, operator or system. It may be converted into a work order once approved or prioritised. Requests are often logged in a CMMS or ticketing system.
What it means
Requests ensure that needed work is captured and not lost. In a CMMS, requests can be turned into work orders and tracked to closure.
Why it matters
- A request is the initial ask; a work order is the formal task.
- Requests can come from people (portal, phone) or systems (alarms).
- Work orders are often created from requests after triage or approval.
- Tracking request-to-work-order conversion helps measure responsiveness.
Example in maintenance operations
A tenant submits a request for a leaking tap. A planner converts it to a work order and assigns it to a technician. An alarm creates an automatic request that becomes a work order.
