What are Maintenance KPIs?
Maintenance KPIs (key performance indicators) are metrics used to measure the effectiveness and efficiency of maintenance. Common examples include PM compliance, MTBF, MTTR, backlog, availability and maintenance cost as a percentage of replacement value.
What it means
KPIs help maintenance managers prioritise, justify resources and improve over time. They are often reported from CMMS data.
Why it matters
- PM compliance: percentage of planned work completed on time.
- MTBF (mean time between failures) and MTTR (mean time to repair).
- Backlog (open and overdue work) and availability.
- Cost metrics: maintenance cost per unit, per asset or as % of replacement value.
Example in maintenance operations
A plant tracks PM compliance (target 95%), MTTR for critical assets and backlog in weeks. A facility tracks work order closure rate and cost per square metre.

What is a good PM compliance rate?
