What is Facility Maintenance?
Facility maintenance is the upkeep of buildings and their systems—HVAC, lighting, plumbing, elevators, fire safety, structure and grounds—so that the facility is safe, functional and compliant. It includes preventive, corrective and inspection work.
What it means
Facility maintenance can be in-house or outsourced. Work is often tracked by building, floor or system in a CMMS or facility management tool.
Why it matters
- Covers building systems, envelope, safety and grounds.
- Includes scheduled PM, reactive repairs and compliance inspections.
- Work is often organised by location (building, floor, room).
- CMMS and facility software help schedule and track facility maintenance.
Example in maintenance operations
Changing HVAC filters, inspecting fire extinguishers, repairing leaks, testing emergency lighting and maintaining elevators are all facility maintenance.
